Lauren O’Sullivan, our property dispute resolution expert, accumulated 10 years’ experience working in private practice at Pinsent Masons, before leaving to join the Ignition team. Lauren has a broad range of experience, from supporting large institutional landlords with the management of their property portfolios, to advising tenant start-ups across a variety of sectors.

However, Lauren’s specialism centres on helping clients to anticipate, avoid, mitigate and navigate disputes and prides herself on taking a commercial and practical approach to order to reach viable and pragmatic solutions. 

 

Recent relevant experience includes:

  • Successfully negotiating and agreeing rent arrears and surrender settlements for tenant clients during COVID 19.
  • Advising tenants in respect of tricky break options, serving break notices, and navigating smooth and dispute-free exits.
  • Dealing with end of term dilapidations settlements.
  • Recovering rent deposits that were unlawfully retained by landlords.
  • Advising tenants and landlords on their remedies in light of breaches by their counterparties.
  • Supporting with security of tenure lease renewals under the Landlord and Tenant Act 1954 (opposed and unopposed).
  • Supporting both institutional landlords and plc tenants with property portfolio asset management.

I’m passionate about the wellbeing of humanity and our ecological impact on the planet. I believe real change and sustainable progression will come from both of these.

Other interests

I’m the creator & host of the Legally Different Podcast which is a hub for inspiring conversations with pioneering current and former lawyers who are different in the way that they live and/ or work, having made brave life leaps and decisions to live in a way most aligned with their passions, values and purpose . I love to connect with lawyers in this space who are unconventional in some way mainly to showcase that we are different, human and interesting (turning that outdated traditional view on its head!) and because I’m really passionate about guiding and inspiring people who are craving change in their life – and one powerful way to do so is to share real life stories.  Finally, it’s also a platform for education – I love learning and there’s so many interesting shares from each guest depending on their area of expertise and experience. So far, we’ve delved into health & wellbeing, leadership, spirituality, entrepreneurship, travel, tech and human rights.

I’m a qualified life coach, yoga teacher and I’m a huge meditation advocate. Also, because life is about balance, I love of the faster paced things in life too like boot camp style workouts, running and surfing.

Renewal of Business Tenancies – Under Review

The Law Commission of England and Wales has recently announced its plans to review the workings of the right to renew business tenancies, as outlined in Part 2 of the Landlord and Tenant Act 1954.
